摘 要:在现有研究成果的基础上,针对新时期土地影响因素的变化,建立了由8类因素共23个指标构成的城市土地质量分等指标体系,并综合运用多指标综合评价、聚类分析及地价验证等方法,对湖南省城市土地分等和等别地价进行了实证研究。结果表明:采用新指标体系评价的城市土地质量综合得分与城市地价水平基本吻合,客观地反映了城市间土地质量分异规律;经聚类分析和地价验证,湖南省13个城市划分为5个土地等,各等别城市地价水平差异明显。最后针对研究结论提出了加强城市地价宏观管理的建议。On the basis of existing research results ,based on the changes of influencing factors on land in new era , the index system of urban land quality was established ,consisting of 8 factors that include 23 indexes .And the urban land grading and its level price in Hunan province were analyzed through the methods of multi‐index Synthetic evaluation ,cluster analysis and land‐price verification .The results show that the comprehensive scores derived by the new index system are consistent with the urban land price ,and objectively reflect the city's diversity law of the land mass .By cluster analysis and land‐price verification ,all the 13 cities of Hunan province are divided into 5 levels ,and the differences in land price of each level are significant .At last ,according to the above findings , proposals are presented to promote the macro‐management of urban land prices .
