摘 要:保障性住房是一项重大的民生工程,也是完善住房政策和供应体系的必然要求。上海市大型居住社区是上海市政府落实中央提出的保障性住房建设的重要模式,已经取得初步的成效,但是近年在上海市政府主导下的高速大型居住社区建设中存在着许多问题,导致居民不愿意入住大型居住社区。通过AHP模型探讨居民在选择入住大型居住社区时所主要考虑的要素,并对其进行相关分析,发现市政配套、交通状况、社区内部情况、规划发展等要素对居民居住选择有着重要的影响。在大型居住社区建设中,各部门应该协同建设,共同消除不利要素,谋求更好发展。Affordable public housing is an important livelihood project, which is the inevitable requirement of housing policy and supply system. Shanghai large residential community (SLRC)is an important mode which Shanghai government put forward to implement the task of the affordable public housing construction. While SLRC achieved initial results, there are still many problems about housing option of residents in the SLRC with the high speed construction of SLRC led by Shanghai municipal government. In this paper,with the AHP model,we discussed and analyzed the factors which can affect the housing option of the residents in SLRC. We found factors such as municipal facilities,traffic conditions,conditions in SLRC, planning and development have an important impact on housing option During the construction of SLRC,we should construction coordinately,eliminate the negative factors and seek for better development.
