摘 要:通过对黄石市共有产权保障房模式的实地调研及其契约形式与治理结构的分析,发现共有产权住房模式仍面临几个突出的合约执行问题,如并轨后经济适用房共有产权价格基数如何确定、市场价格下行风险是否共担、保障群体差异性划分标准如何确定以及相关配套政策的束缚怎么解除等。基于此,建议共有产权这一制度创新的推广应分类指导,差别推进。Through field research on the operating mechanism of Huangshi common - property affordable housing, as well as an analysis on its contract forms and managerial hierarchy, this essay finds that common property is still facing several contractual implementation issues, such as how to calculate the property price, whether the risks triggered by market price downside could be shared, what is the categorization of different security groups and how to relieve the related policies. Therefore, it suggests the model of common - property affordable housing should be pushed forward by differentiated manners according to classified guidance.
