摘 要:通过典型示范村实地调研,运用市场比较法、成本逼近法、基准地价修正法等资产估价方法,分别对天子村汪高居民点建设前后农户户均宅基地资产、农房资产、及土地房屋总资产价值进行了测试,研究结果表明:新型农村社区建设,一方面使农户土地房屋资产价值大幅提升,户均农房资产由3.05万元上升到18.16万元,户均土地房屋总资产由8.77万元上升到19.93万元;另一方面农户的人居生活环境得到改善,现实了新型农村社区建设统筹城乡公共服务的目标.Constructing new-type rural communities inevitably involves the changes of assets of peasanthouseholds. Measuring the influence of new-type rural community construction on peasant-household assets is an important reference for government decision-making. In this study, an on-the-spot investigation was conducted at Tianzi village, a typical demonstration village in Zhongxian county, and the market comparison method, the cost approach method and the land datum value method were employed to assess the value of land and housing assets per household before and after the construction of new-type rural community. The results showed that the new-type rural community construction not only raised peasanthousehold's land and housing assets form 87 700 yuan to 232 500 yuan and the house assets from 28 700 yuan to 181 600 yuan, but also improved the farmers' living environment. The goal of balanced urban and public services was achieved.
