摘 要:市场化改革导致城市居民的住房获得转向由市场决定而非"等候"单位分配。但因改革以渐进模式推进,员工的住房获得与单位的脐带关系并没有被彻底切断。具体表现为房改初期的公房出售以及后房改时期的住房货币补贴。住房市场化改革导致了享受住房实物福利的住户以及享受住房货币福利的住户占有优质房源。这说明市场化改革后的单位不平等不降反升以及存在显著的福利倒挂现象。Market-oriented reform means that housing is obtained by urban residents mainly through market channels instead of “waiting for” distribution by unit.However,market transition is so asymptotic that the relationship between employee housing and unit has not been completely cut off,unit continues to shape housing distribution owing to initial public house to sell based on unit-level order and lately measures based on unit-monetary subsidies.Those who enjoy physical welfare of housing and enjoy housing monetary benefits tend to possess high-quality housing.This shows that the inequality after the market-oriented reform will not drop but rise and welfare inversion phenomenon is significant.
