摘　　要：从老年人需求和开发商盈利能力两方面入手,建立包括居住方式、社区环境和宜居老人类型三类指标的养老社区评价体系,从养老选址、与子女的居住方式、养老成本、医疗条件、养老服务供给、适老化设计、社区居住人群年龄段以及老年人自理能力八个方面对我国现有养老社区进行比较分析,认为混合养老社区相对最优,并针对其缺陷加以改进,构建多代分居养老社区模式。From the two aspects of the elderly demand and developers profitability, the paper sets up an evaluation index system of aging community which includes three kinds of indicators including the way of living, community environment and livable old type, examines and compares the existing aging communities from eight aspects including pension location, the way of living with their children, pension costs, medical treatment, endowment service supply, optimal aging design, residential community and ability to care for elderly population ages. The results show that the mixed aging community is relatively optimal, and through improving the defects to build the inter- generational separation aging community.
