摘　　要：近代北京在城市化的背景下,土地交易日益频繁,土地产权管理制度出现了一些变革:土地产权凭证逐渐标准化、土地测量的基础上注重土地登记、政府对土地交易的管理也从直接干预到更加注重规范交易中介行为。同时,随着土地用途的转变和城市规划的展开,土地使用管理制度逐渐确立并以法规条例的形式颁布实施。With the urbanization in modern Beijing, the transaction of the land became more and more. Under this background, the institution of the land property rights management changed： the land property rights certificate became better standardization. Modern land survey technology has been used and the land registration became important, while the government paid more attention on the management on the agency instead of direct intervention. Meanwhile, with the change of the land use and the implantation of the plan, the modern management institution of urban land use became established and some rules and laws were published.
