养老社区项目选址决策研究

摘　　要：针对当下我国养老社区项目的建设热潮及养老社区项目的选址决策缺乏科学方法的现实问题,分析养老社区项目选址的影响因素,选取其中的关键性指标构建选址决策指标体系。针对养老社区项目选址过程的两阶段特征,采用蛛网评价法建立了区域市场初选模型,为养老社区项目选择目标地区或城市。在此基础上基于物元可拓理论进一步建立项目地块优选评价模型,用以确定项目的具体位置。并结合算例分析,证实该模型简单高效,具有良好的可操作性。In order to solve the problem that currently booming construction of the elderly community lacks scientific method for location decision process, this study analyzes the influencing factors on location selection process,thus chooses the key indicators. In view of the two stage characteristics in the location decision process of elderly community. Firstly,using the web evaluation method to establish regional market model to select the target region or city for elderly community projects. On the basis of the existing model,matter-element extension theory is used to further establish a selection model of the plot,and to determine the location of the project. Finally,a case analysis is conducted that confirmed the model is simple,efficient and good operability.
