新疆房地产市场周期波动分析

摘　　要：文章利用数据包络分析(DEA)方法选取新疆1994年—2013年房地产开发投资额、商品房施工面积及商品房竣工面积、商品房销售额指标进行房地产短期周期分析,得出大约3—4年为一个周期,并分析了相关因素对新疆房地产市场的影响。The paper employs Data Envelopment Analysis（DEA） model to research the quota of the real estate market in Xinjiang in the period of 1994---2013. Based on the analysis, the author of the paper makes a conclusion that nearly 3---4 years forms a cycle for the real estate market in Xinjiang. The paper also analyzes the influence of some factors concerned on the real estate market in Xinjiang.
