摘 要:通过对扬州市区商业地价区段断面人流量的定量研究,结合地统计与GIS方法,对原有商业地价区段进行修正,进而形成商业地价区段划分的新技术方法。研究表明:1人流量断面统计数据与商业区段地价具有明显相关性,采用人流量断面数据修正商业地价区段,数理依据充分,结论相对客观,成本较低,可实现在非繁华区、城市边缘区的商业地价区段划分。2克里金插值法是一种有效的商业区段地价模型建立方法,其等值线光滑,误差平均值较小。3突变点确定是商业区段划分的核心环节。突变点的形成既有人为原因也有自然原因,交通型主干道和河流对于商业辐射的阻隔作用非常明显,是判断突变点的重要依据。A method of combining geo-statistics and GIS was applied for the correction of existing commerce-use land price section by objective measure of population flow which took Yangzhou City for example so as to establish new technological path for this work. There is an obvious correlation between statistics of population flow and commerce-use land section price. Con'ection commerce-use land price section by statistics of population flow is feasible. The conclusion is relatively objective with lower cost. This method could also be applied for the work of non-prosperousness area and urban fringe. Kriging interpolation is a effective way for land price model of commerce-use whose isoclines is smoothing and mean errors is relatively small. Determination of catastrophe point is core link of the division method. Catastrophe point is fomled by both anthropogenic and natural causes. Obstructing function for business radiation by urban main-roads and rivers is obvious, and they are important basis for judging catastrophe point.
