摘 要:本文通过现场调研,分析了老旧住宅迫切需要解决的问题,包括安全性、保温节能、耐久性和使用功能问题,提出了老旧住宅加固与节能改造工程中应考虑的因素,重点就扩建面积与增加电梯进行了详细论述,提出了打破"住宅单元"的束缚、按照"相邻住户两两组合"原则增加电梯的方法,并综合运用了喷射混凝土板墙、增设角钢拉杆、外加剪力墙、体外预应力、钢绞线网片-聚合物砂浆或粘贴碳纤维技术对结构进行了加固,在此基础上进行平改坡、节能改造、设备管线更新、防水修复、增加安防监控,确保结构的安全性和耐久性,改善了居住环境,提升了住宅品质。Based on the field investigation, the most urgent problems need to be solved of the old residences are analyzed, including safety, energy-saving insulation, durability and function problem, and the factors to be considered in old residential strengthening and energy-saving renovation project are proposed in the paper. Expanding the area and adding elevators are discussed in detail, breaking the residential units and adding elevators by principles of adjacent residents combination are proposed, masonry strengthening with concrete splint, adding angle steel rod, adding shear-wall, external pre-stressing, wire mesh and polymer mortar and pasting carbon fiber to strengthen the structure are comprehensively used. On the basis of this theory, the safety and durability of the structure are ensured, and the living environment and the quality of the building are improved by changing flat to the slope, improving energy conservation, updating equipment piping, repairing waterproof and increasing security monitoring.
