摘　　要：阐述了当前我国城郊农村社会热议的小产权房问题的由来,重点探讨小产权房能否房地分离,买卖协议的效力情况及守约方的权利保护。The origin of limited-property-right houses ,which is under heated debate nowadays ,is described. Whether the right to house can be separated from the right to land, the validity of sale contracts, and the right protection of the observant party, all of these legal problems involved in the transaction of limited-propertyright houses are explored.
