摘　　要：我国步入老龄化时代,养老压力愈来愈大,住房养老作为一种辅助养老手段,对于有效缓解我国的养老压力具有重要意义,然而我国住房养老在推行过程中困难重重。通过调查北京、上海两个特大城市的居民未来的养老意愿,发现住房养老的推行障碍主要包括根深蒂固的传统观念,不完善的住房养老机制,不稳定的政策环境等,针对上述障碍提出应通过确立最低限度违背传统观念的住房产权制度,建立完善的住房养老机制,营造稳定的政策环境等对策建议解决住房养老难题。China has entered the era of aging, the pension pressure is getting bigger. As a supplementary pension means, housing endowment has important significance to effectively alleviate the pressure on pension in China. However, the housing endowment has many difficulties in the process of implementation. Through the survey of future endowment willingness in Beijing and Shanghai two mega cities, it is found that, the implementation obstacles of housing endowment mainly consists of the deep-rooted traditional ideas, imperfect mechanism of housing endowment, unstable policy environment and so on. For all the barriers, the countermeasures and suggestions of establishing a minimum contrary to the traditional concept of housing property right system, establishing and improving the housing endowment mechanism, building a stable policy environment are put forward to solve the problems of housing endowment.
