住宅性能认定成功推行的关键影响因素——以房地产企业为视角

摘　　要：住宅性能认定是推进住宅产业现代化的重要内容,它对全面提升住宅综合质量具有十分重要的意义。从房地产企业的视角出发,通过文献研究,找出企业是否推行住宅性能认定工作的影响因素,并采用DEMATEL模型分析这些影响因素之间的关系,结果发现:规模经济效应不明显、缺乏综合型人才、对住宅性能评定指标体系认识不全面、市场动力不足及缺乏有效的激励措施是影响住宅性能认定在企业内全面推行的关键因素,其中,对住宅性能评定指标体系认识不全面、市场动力不足是影响住宅性能评定在企业内推行的最根本的因素。在此基础上,根据研究结果发现的问题提出相应的解决对策。Residential performance determination is an important part of promoting the housing industry modernization,it has very important significance effect on improving the overall quality of residential housing. From the perspective of real estate enterprises,this paper finds out the factors that enterprises carry out residential performance determination by the methods of literature research,and to analyze the relationship between these factors by using DEMATEL model. It was found that the scale economic effect is not obvious, lack of comprehensive talents, the understanding of the residential performance evaluation index system is not comprehensive,lacking market power and lack of effective incentive measures are the key factors affecting residential properties identified in the enterprise-wide implementation. Among them,incomplete understanding the residential performance evaluation index system and lack of market power is the most fundamental reason. Finally,based on the results of the research,corresponding countermeasures are put forward.
