摘  要:利用GIS格网法分析武汉市中心城区不同时点的商业基准地价变化情况,得到商业基准地价变化的系列空间分布图,对比分析其时空特征,并探索商业地价时空差异规律,最后利用基于时间序列的灰主成分分析法分析商业基准地价演变的驱动因素。研究结果表明:商业用地基准地价的增长幅度逐年上升,在呈现出明显圈层分布的同时也呈现出空间差异性,并且武汉市中心城区地价有着从饱和区逐渐向增长区和潜力区发展的趋势;城市商业基准地价演变是城市经济发展水平、交通发达状况、城市产业结构调整和信息流动共同驱动的结果。The purpose of this paper was to research the spatio-temporal evolvement of the multi-point benchmark price of commercial land based on the grid analysis method by using GIS technology, so as to get a series of spatial distribution maps on the benchmark price of commercial land and reveal the temporal and spatial change rules of the benchmark price of commercial land according to comparing and analyzing its variation characteristics, and then to research its driving factors by using gray principal component analysis method which is used to analyze time-series data. The results show that the growth rate of the benchmark price of commercial land increased year by year, and while it shows a clear distribution of circle, but also shows spatial differences. And the commercial land has the developing trend from the saturated areas towards growing areas and potential areas in urban-core area of Wuhan. The results also show that the evolution of city commercial benchmark price is driven by the factors of urban economic development, well-developed transport conditions, urban industry structure adjustment and its information transformation.
