摘 要:文章基于2002—2012年数据,运用主成分分析法对我国35个大中城市的城市竞争力进行了测度,在此基础上利用固定效应面板数据模型分析了城市竞争力对房地产价格的影响。研究发现,城市竞争力指标对房地产价格均具有正向作用,但是作用大小具有差异性。其中,经济发展竞争力对房地产价格的影响最大,生态环境竞争力对房地产价格的影响最小;分区域而言,东部城市竞争力对房地产价格的影响要大于全国、中部和西部地区,而西部地区的生态环境竞争力对房地产价格的影响大于全国和中部地区。最后,针对研究结论提出几点可行性建议。With the use of Principal Components Analysis( PCA) method,this research measures the city competitiveness of China's 35 large and medium-sized cities based on the data during the years from 2002 to 2012. On that basis,it adopts the fixed-effect panel data model to analyze the impact of city competitiveness upon real estate price. The research finds that there is a positive effect of city competitiveness upon real estate price,but the degree of positive effect varies. The competitiveness of economic development has the greatest impact on real estate price while the competitiveness of natural environment has the least impact. In terms of regions,city competitiveness in eastern region has a greater impact on real estate price than in middle and western regions as well as nationwide while the competitiveness of natural environment in western regions has a greater impact on real estate price than in middle region and nationwide. Finally,this research puts forward some feasible proposals accordingly.
