摘 要:从环境保护角度看,房地产开发项目的环境影响问题具有双重性,既是环境污染源,同时也是被保护对象。由于房地产特有的商品属性和人们对生活居住环境要求的日益提高,受环境因素影响,容易引发一系列房地产纠纷、环境纠纷、投诉等社会不安定现象,影响房地产的价值和品位。因此,房地产项目环评不但要评价其对外环境的影响,更应侧重于环境因素对建设项目的影响,并提出相应的环境保护对策、建议或评价结论。From the environmental protection point of view,the environmental impact issue of the real estate development project has dual characteristics,which are an environmental pollution source and also an object needed to be protected. Due to the commodity attribute of real estate development and people 's increasing demand on living environment,the impact of environmental factors in the real estate development is easy to lead to all kinds of social unstable phenomenon,such as property disputes,environmental disputes and residents' complaints,and affect the value and quality of the real estate development project. Therefore,the environmental impact assessment of a real estate project should not only assess the environmental impact on the external environment,but also focus on the impact of the environmental factors on the project itself. Accordingly, this paper puts forward corresponding environmental protection measures,suggestions and assessment conclusions.
