农户对农村宅基地流转中投机的态度及其影响因素分析——基于238户农户的调研

摘　　要：推动和规范农村宅基地流转是盘活农村闲置土地的必然要求,而因流转可能导致的投机行为是一个焦点问题。农户是流转的决策主体,充分了解他们对投机的态度,有利于为防范土地投机的产生、完善农村宅基地流转提供依据。本文以238户农户问卷调查为基础,分析了现阶段农户对宅基地投机的态度,并运用二元Logistic回归模型,对影响因素进行了分析。结果表明:农户对投机持普遍担忧的态度,但对投机行为的辨别能力不强;受教育程度、年龄以及宅基地占地面积是影响农户对投机态度的主要因素。Promoting and regulating the circulation of the rural homestead is a necessary requirement to revitalize rural land, but the speculation is a focus problem that may caused by land circulation. Farmers are the decision-making body of land circulation. Having a research on farmers＇ attitude to land speculation will help to provide the policy basis to prevent the generation of land speculation and improve the system of rural land circulation. This paper analyzes the present stage attitude of farmers toward land speculation based on the survey of 238 households, and uses the binary logistic regression model to analyze the influencing factors. The research results show that farmers are worry about the speculation generally, but their discrimination on land speculation is not strong; level of education, age and the area of homestead are the main factors affecting farmer＇s attitude to speculation.
