摘 要:随着城镇化的推进,城市人地矛盾进一步凸显,加之商品房价值不断飞涨,即使在人均收较高的地区,购房者一次筹足购房的款项也有一定困难的。为了缓解这种矛盾,银行往往基于经营的需要,自觉地借鉴发达国家(地区)特别是香港地区的成功经验,出台了专门规范按揭贷款的规则和办法。然而,商品房按揭的发展也显现出了一些问题,引起了部分学者的质疑。因此,调研商品房按揭中的问题以回应质疑,则显得尤为重要。笔者意在通过对西安按揭群体的走访调研,梳理出存在的问题并提出相应的解决建议。Along with the advancement of urbanization,urban further highlights the contradiction between human and land,coupled with rising commodity value,even in places where average income is higher,buyers a raise enough money that buying a house also has the certain difficulty. In order to alleviate this contradiction,banks tend to be based on the needs of the business,consciously draw lessons from the successful experience of developed countries(regions),especially in Hong Kong,introduced a special specification rules and the way of mortgage loans. However,the development of the commercial housing mortgage is showing some problems,has attracted some scholars questioned. Therefore,research the problems in the commercial housing mortgage in response to the question,is particularly important. The author aims to through the research of Xi 'an mortgage group visits,tease out existing problems and puts forward corresponding suggestions.
