生产—消费均衡视角下城市商业中心演化研究——以南京新街口为例

摘　　要：通过南京城市商业发展与中心演化的历时性梳理,指出在非西方文化语境下,传统城市是顶层设计下的空间生产机器,在特权消费与大众生产之间维持着精妙的平衡,商业则是这一复杂系统中的辅助性制度设计。近代城市工业化转型破坏了这一系统,但受地缘政治、工业基础等多因素影响,并未能在工业生产与居民消费之间重建平衡,商业空间发展两极分化。现代城市通过制度干预,重建商品生产供给与消费需求之间的均衡关系,商业空间发展逐渐回归市场机制与公共政策的双重调节,并出现中心极化。在当前大众消费需求日趋分化的趋势下,商业空间发展呈现出新特征,在新供求关系下,对城市商业空间规划从等级设定、规模预测、区位选择、主体特征以及空间组织等方面展开思考,提出建议。Based on the historical review on the spatial development of urban commercial center in Nanjing City, this paper pointed out that traditional Chinese cities were machines for space production completely under the control of the government in the context of non-western urban culture, and commerce was only one of their supporting institutional designs in the complicated spatial system, in order to maintain a subtle balance between perquisite consumption and mass production. This system was totally destroyed with the city＇s industrialization transformation in modern times. However, under the influence of geopolitics, industrial capacity, etc., cities failed to rebuild the balance between industrial production and household consumption, and their commercial space presented a polarized development tendency. Through the institutional interference, cities rebuilt a balance between commodity supply and demands, and the commercial space development in Nanjing had been gradually under the control of both the market mechanism and public policies and began a centralized development. Nowadays, in the background of increasingly more diversified consumption demands, commercial space development presents new characteristics. Under the new supply-demand relationship, the paper proposes some suggestions on urban commercial space planning from grade estimation, forecast of spatial scale, site selection, main features, spatial organization, and so on.
