摘 要:基于制度—认知协同演化框架,采用案例分析方法,选取南京市两个典型小区,描述了业主在小区治理转型中的偏好与信念的调整状态,考察了小区自治进程,分析了房屋产权性质、业主治理偏好及信念与小区自治状态三者之间的关系。结果显示,小区治理规则和策略的更新受到房屋产权性质的影响,即以往的福利照顾经历影响业主对新治理规则和策略的习得和调整;业主对新旧规则与策略的认知更新未完成是导致小区集体行动与公共物品供给困境的主要原因。According to the co - evolution framework of institution and cognitive, this essay elaborates the situation of individual preference and the adjustment of belief in the transformation of community governance with case analysis method in two typical communities of Nanjing City. This essay studies the relations among housing property, owners' preference and belief and the status of community governance. The main conclusion is as follows : the update of community governance rule and strategy are affected by the nature of housing property, namely, the welfare in the past affects owner's acquisition and adjustment about new community governance rule and strategy, and the failure of adaptation to new rules and strategies is the main reason for the collective action and supply of public goods dilemma in residential community.
