摘　　要：城镇化是现代化发展所必须实现的核心目标之一,新型城镇化是对土地资源、户籍制度、城市规划的综合性、内涵式的战略调整。在实现城镇化的过程中,房地产的需求和供给必然会受到影响,从房地产企业的角度出发,投资与生产的行为显得尤为重要。文章利用知识积累模型,对影响房地产投资的资本及技术要素进行分析,从而确定新时期新背景下投资战略的要点和关键。Urbanization is one of the core goals to realize modernization,and the new type of it is comprehensive and intensive strategic adjustment of land resources,household registration system and urban planning.In the process of urbanization,the supply and demand of real estate is certain to be affected especially for the real estate enterprises.Thus the paper uses the knowledge accumulation model to analyze capital and technology factors influenced the real estate investment in order to determine the key strategies of investment under the background of new era.
