摘  要:将超效率DEA模型引入房地产投入产出效率分析当中,利用湖南14个市(州)的实际数据,就"十二五"以来湖南各市(州)房地产投入产出效率进行分析,同时利用多元回归模型检验房地产投入产出效率的影响因素。研究认为,湖南各市(州)房地产投入产出效率整体较高,但也表现出一定的地区差异性,而居民可支配收入、城市人口密度以及房地产行业利润是影响房地产行业投入产出效率的关键性原因。The real estate input- output efficiency is an important evaluation criteria of the regional real estate development efficiency, and to some extent, it is also an important factor to analyze the real estate investment risk. In this paper, the DEA model is introduced into the real estate input-output efficiency analysis. Using the actual data of 14 cities in Hunan, the paper analyzes the real estate input-output efficiency of these cities, and analyzes the factors affecting the input- output efficiency of real estate with multivariate regression analysis model. The study considers that the overall situation of the real estate input-output efficiency in Hunan is good, but it also shows some regional differences, while the residents can control income and urban population density and real estate industry profit is the key reason of the real estate industry input-output efficiency.
