摘　　要：商城内的商铺租金水平差异的决定因素显著不同于沿街的商铺租金定价的决定因素。以商城内部的不同商铺租金决定性影响因素为研究对象,采用物元分析法揭示商铺租金的差异水平和定价机制,力求客观评估商铺租金差异化水平。The determinants of store rents within the same shopping mall are different from that of stores along the street. This research focuses on the determinants of store rents within the same shopping mall, and adopts the matter element analysis method to reveal the difference and pricing mechanism of stores rents, and try objectively to appraise the differentiation of stores rents.
