摘　　要：本文基于对上海保障性住房建设及BIM技术的推进情况的梳理,阐述在保障性住房建设中应用BIM技术的意义。总结出BIM技术在保障性住房建设中的核心价值:保障项目进度、保障项目成本、保障项目质量以及保障后期运维。通过BIM技术在试点项目中的实践应用,分析BIM技术在设计阶段和施工阶段带来的工作经验和应用优势。最后提出目前BIM技术在上海保障性住房建设中存在的问题并提出相应的建议。This article reviews the current situation of affordable housing construction and BIM technology promotion in Shanghai, and elaborates the significance and importance of BIM application on this field. It summarizes the core value of BIM technology, including securing the project schedule, guaranteeing the cost and quality, as well as advancing the operation and maintenance. Though the practical application of BIM in the pilot projects, it analyzes the advantages and experience in the design and construction phases. In the end, this article raises the current problems in the affordable housing construction and gives the recommendations accordingly.
