摘 要:以我国在A股上市的房地产企业2011~2015年经营数据为样本,选定财务指标并建立Z3模型,分析我国房地产企业的财务现状,然后结合房地产企业经营的特殊模式,梳理出依靠债务融资缺乏财务弹性、资产管理水平低等造成房地产企业财务困境的原因,最后针对性地从融资创新、资产整合和经营模式创新三个方面提出应对财务困境的对策和建议。Taking dates from 2011 to 2015 in the A-share listed companies of real estate business operating data as samples,the paper selects the financial indicators and builds the Z3 model,analyzes the financial situation of the real estate enterprises in China. And then,combs the reasons such as lacking financial flexibility as a result of relying on debt financing,low level of asset management and so on,which probably lead to financial distress of the real estate enterprise combined with the special mode of real estate enterprise management. Last,proposes countermeasures and suggestions to deal with financial distress from the perspectives of financing innovation,asset integration and operating mode innovation.
