摘 要:在我国的人口、经济和政策环境现状下,养老地产有巨大的发展潜力。本文从广义虚拟经济的视角出发,通过对YM·CXM养老地产项目的成功经验进行分析总结,并对作为创意经济之一的养老地产如何突破现有经营模式的局限,创造虚拟价值进行讨论。本文认为,养老地产项目的成功开发运营,需要进行根植于特定文化,深入契合客户心理需求的创意开发与整合,并围绕特定创意理念进行系统且有针对性的设施与服务建设。在具体经营层面,不同类型的开发者要积极广泛开展合作、认清定位取长补短,使所开发的项目从创意开发到创意实现的整个链条能有序运转,并最终创造独特的虚拟价值。Under the circumstance of population, economy and policy in China, pension real estate gains a promising expectation. By the case study of YMCXM pension real estate project, from the perspective of the generalized virtual economy, this article opened a discussion about how pension real estate, which is a part of creative economy, breakthroughs its operational limitations and gains virtual value. This article concluded that following elements feature a success pension real estate project: systematic ideas, which are in accordance with local culture and are suitable for the consumers' mental demand, and RD of facility and service well-focused on those ideas. From the operating perspective, positive cooperation among different kinds of developers of pension real estate entails orderly operation and in turn gains virtual value from their projects.
