摘　　要：近几年,我国经济飞速发展,人民生活水平提高,人口快速增长,总体需求上升,房地产价格随之逐年上涨,导致房价涨幅过快,加重了百姓的负担,也严重影响了国民经济的发展。供给和需求是影响房地产价格的根本因素,政治因素是影响房地产价格的关键因素,还包括经济和自然等其他重要因素。为实现房地产行业健康、持续、稳定的发展,我国应结合国内国际形势,关注空置,保障经适房,控制贷款,保证刚性需求;结合市场经济,抑制房地产泡沫,加大对房产监管力度,加强市场监管,改善环境;稳固政权,稳定房价,政治稳定是经济稳定的基础,出台合理的地价政策。In recent years, China＇s economy has grown rapidly, the people＇s living standard has promoted, and the population has in-creased fast, as a result, the real estate price goes up annually with a sharp rise of growth rate due to the rising overall demand, which add the burden of the people and influence the development of national economy seriously. Supply and demand are the fundemental factor and political factor is the key factor among other economic and natural factors influencing the real estate price. To achieve healthy, sustainable and stable development of the real estate industry, based on situations at home and abroad, China should focus on housing vacancy rate, safeguard affordable housing, control loans, and ensure the meeting of rigid demand. China should also inhibit the property-value bubble integrating the market economy by enhancing supervision and improving the environment. Finally, It should stabilize the political power and the housing price as the political stability is the foundation of economic stability and a reasonable policy for the price of land also works.
