摘 要:共有部分既是连接各业主的纽带,也是物业小区内极易引发纠纷的客体,因而相关国家或地区均对业主共有权的客体及其判定作出了明确的规定,相比之下,我国的相关法律规范却存在诸多缺漏。因此,确立符合我国实际的业主共有权的客体的判定方式是解决相关纠纷的有效路径,对维护和谐的业主关系具有重要意义。Common parts are the bond of connecting each owner, and are also the object of being very easy to trigger disputes within residential estate.Therefore,the relevant countries and areas make clear stipulations on the object of owners' joint ownership and judgment.By contrast,our country's relevant legal norms have a lot of gaps and omissions.Therefore,to establish the judgment mode that conforms with the object of our country's actual owners' joint ownership is an effective path to solve relevant disputes,which has great significance on maintaining harmonious owner relationships.
