摘  要:房地产行业属于资金密集型行业,金融加速器效应在房地产行业的表现比较显著。我国不同区域的房地产市场存在着很大的异质性,金融加速器效应的表现也不同。运用向量自回归模型对安徽省以及全国房地产行业金融加速器效应的实证分析发现:无论是在安徽省还是全国范围内房地产行业的金融加速器效应都较为显著,且安徽省房地产行业的金融加速器效应高于全国的整体水平。根据实证分析的结论,地方政府一方面需要采取有效的政策措施,避免房地产行业大起大落,降低金融加速器效应的影响,另一方面也需要不断培育新的经济增长点,降低经济增长对房地产行业的依赖。Since the real estate industry is a capital intensive industry, the financial accelerator effect through it is very significant. Besides the real estate market in different regions of our country is very heterogeneous, and the performance of the financial accelerator effect is very different. The analysis on the financial accelerator effect of Anhui Province and the whole country by using the vector auto regression model found that:whether it is in the real estate industry of Anhui Province and China, the financial accelerator effect is it is more significant in Anhui Province than in China. According to the conclusions of above empirical analysis, on the one hand, the local government should take effective policy to avoid big ups and downs in the real estate industry, and reduce the impact of the financial accelerator effect; on the other hand they need to cultivate new economic growth point, and reduce the economic dependence on the real estate industry growth.
