“职住平衡”视角下新就业人员的职住空间平衡关系及其内在影响因素——以南京市主城区为例

摘　　要：基于南京市新就业人员典型聚居区的调查数据,对3类聚居区内人员的通勤特征、职住空间关系及各聚居区的职住平衡进行分析与测度,发现:新就业人员的通勤表现出时间以半小时为主、方式公交化、费用扁平化的总体特征,且各聚居区人员的职住空间关系依区位不同而表现出明显差异;其中城乡结合部住区(南湾营)和城市老住区(四方新村)的人员职住相对平衡,而大学生求职公寓(大巴士和万和)的职住则趋于不平衡。进一步比较职住平衡与不平衡的聚居区内人员个体内在属性差异,得出职住平衡的聚居区人员具有年龄26岁以上/来自农村且学历较低/收支水平中等偏高,住房方式以合租、单住和同居为主,而住宅套型与人均居住面积多样化等社会经济属性。This paper is based on survey data of typical communities of newly- employed residents in five years in Nanjing. It analyzes and measures the commuting characteristics, job-housing relationship and job-housing balance of three kinds of communities. Two findings can be derived. @most people take public transport, pay flat fees and have a communiting time of half an hour. @Job-housing relationship differs among communities： settlements in the urban fringe （South Bay Camp） and the old city （Quartet New Village） showed greater degree of job- housing balance while college students apartment （Big Bus and Wan） showed imbalance. Additional comparison of newly-graduated employees within five years between balanced and unbalanced communities shows that newly-graduated employ- ees from balanced communities tend to be more than 26 years of age, come from rural areas, have lower educational attainment, have medium to high income-expenditure level, either live alone or with roommate/partner and occupy diverse sizes of apartments. On the contrary, those from the unbalanced communities tend to be younger, have higher educational achievement, have low or moderate income-expenditure levels, and occupy homogenous residential spaces.
