摘 要:随着西宁市城东区房地产市场的持续发展,居民的居住环境得到了很大程度的改善,但是通过实际调研发现,目前西宁市城东区房地产市场还存在市场供应结构不合理、资金回笼差,融资难、成本加大,利润空间缩小,投资前景受到影响、业态布局不合理、拆迁难度加大,安置房建设资金不到位,土地使用证的办理时效过长,房屋入住质量不能保证,公共服务及配套设施无法跟上等问题,对此我们提出了一些对策建议。With the continuous development of the real estate market in eastern part of Xining city, residen-tial environment has been improved significantly. However through actual research found, currently Xining city chengdong District real estate market also exists market supply structure not reasonable, and funds return poor, financing difficult, and cost increased, profit space narrowed, investment prospects by effect, and industry state layout not reasonable, and demolition difficulty increased, placed room construction funds not in place, and land using card of handle limitation had long, and housing staying quality cannot guarantee, and Public services and facilities do not encounter some problems.So this article gives some solutions and suggestions about the problems.
