摘 要:父母为年轻子女购置首套房提供资助已经成为一种社会趋势,但这种代际赠与对子女购房行为的影响却鲜有研究。针对35岁以下初次就业人群进行了微观调研,在克服了内生性和极端值影响之后,实证结果显示:父母赠与显著缩短了子女购房前的等待时间,同时显著提高了子女首套房的购置规格。然而父母赠与对房地产市场需求具有双向效应,虽然释放了初次就业子女的住房刚性需求,但却抑制了未来的住房改善性需求。父母赠与对子女购房后的储蓄消费行为没有显著影响,表现出一定的利他主义特征。Inter vivos gifts from parents to buy the first house have become a social trend for young adults. However, few study about its influence on children's purchasing behavior is done. Based on the microscopic investigation of first-employed adults under 35, after overcoming the endogeneity and extreme value, the empirical result shows: parents" gifts significantly shortened the children's waiting time before purchasing, and improved the house grade. Parents" gifts have a two-way effect on the real estate market demand, on one side, they released children's rigid demand of housing, and on the other side, they suppressed the improvement demand of housing in the future. Children's saving rate was not significantly influenced after purchasing their houses with parents" gifts, suggesting some char- acteristics of altruism.
