摘　　要：为解决资金需求巨大的商业地产开发运营融资渠道单一的问题,在分析商业地产融资现状及发展趋势的基础上,结合商业地产融资的特点和国外经验,提出基于互联网金融视角的商业地产CP-R融资新模式,并阐述该模式的构建及运作机制,为拓宽商业地产融资渠道、促进商业地产可持续发展提供参考。To solve the outstanding problem of monotonous financing channel in commercial real estate development and operation that needs huge fund, based on the analysis of commercial real estate financing status and the development trend, the paper proposes a new financing mode named CP-R mode combined with the characteristices of commercial real estate and foreign experience, expounds the establishment and operation mechanism of the new mode, in order to provide reference for broadening the financing channels and promoting the sustainable development of commercial real estate.
