土地证券化国外经验借鉴与国内实践案例分析

摘　　要：借鉴德国、美国、日本土地证券化模式,我国重庆江津、安徽宿州、江苏无锡等地开展了抵押贷款、股份入股、资产信托等土地证券化实践,有效推动了我国土地证券化进程。本文通过分析国内外土地证券化模式,找准土地证券化的差距,提出了一些改进措施。Learning from land seeuritization modes of Germany, the United States and Japan, land securitization practices such as mortgage loan, shares investment, assets trust etc. have been carried out in Jiangjin of Chongqing, Suzhou of Anhui and Wuxi of Jiang- su, which effectively promotes the process of land securitization in China. The paper analyzes domestic and foreign land securitization modes, finds out the difference of land securitization, and puts forward some improving measures.
