摘  要:房地产市场是我国经济不可分割的组成部分,它不仅与我国宏观经济紧密相关,而且与老百姓生活息息相关。然而,如何判断我国房地产的目前状况,是否存在泡沫,如何认清我国房地产的未来走势,是一个必须正视的问题。可以说,政府对房地产的产业定位与财政依赖、金融机构的输血打气、城镇人口的需求、投资者的投机需求等方面,是助推房地产价格暴涨的主要因素。为此,有必要采取调整货币政策、严控放贷、进行有效供给改革等措施,来遏制房地产价格进一步上涨。Chinese real estate market is inseparable from the national economy since it is closely connected with both people's life and the macro economy. However, whether there are bubbles in the present real estate market and how to judge its future trend have become unavoidable questions. This study finds out that the government's financial dependence on real estate, the support from financial institutions, the need of urban and rural residents, and the speculative demand of investors are main reasons for the wild price rises of real estate in China. Therefore, it is necessary to adjust currency policies, control loans and carry out reforms to curb the soaring prices of real estate.
