摘　　要：近几年来,各个城市相继兴起了很多个城市综合体项目,这些项目成为了城市的新地标,也提升了地方整体经济水平。但也有些综合体项目,由于企业风险管理意识欠缺、缺乏严谨的市场调研等,导致一些项目成为烂尾楼,不仅无法顺利完工,甚至可能导致开发商破产。本课题组结合了某城市两个大型城市综合体项目,进行了大数据调研,对项目从项目定位、产品定位、价格定位、资金管理等多方面进行了实证研究和对比分析,指出了开发综合体项目的一些误区,得出了开发综合体项目的一些风险管理经验。Many HOPSCA projects rise in many cities recently, and some became the new landmark of the city, and also improved the development of local economy. Yet some HOPSCA failed due to the lack of risk management or rigorous market survey, the result is losing all the invest, even the developer might bankrupt. We conduct a big data survey of two HOPSCA projects in one city, then we carry on a comparative analysis of these two projects from project orientation, product planning, price planning ,cash flow management, etc. We point out some misunderstanding of HOPSCA development in CHINA, also give some advice about the project risk management, government support, feasibility research and operation pattern of HOPSCA.
