摘 要:近年来,我国房地产库存逐年增加,特别是前期房地产业经历超常规发展阶段的三四线城市压力更大。较多的非意愿库存不仅通过影响固定资产投资加剧经济下行压力,而且导致房地产企业利润下降,地方政府债务加重,甚至可能酿成金融危机。库存问题是由于前期过量开发引起的,其深层次的原因还在于地方政府的土地财政依赖性。为了化解房地产库存问题,需要地方政府和房地产企业遵循科学的原则,通过鼓励农民工购房、打通商品房和保障房通道以及采取适当的房地产营销手段等政策和措施合力解决。In recent years, China's real estate inventory increased year by year, especially in third- and fourth-tier cities whose real estate industry has experienced super-conventional and leaping development. More non-will inventory- not only exacerbates downward pressure on the economy by low investment in fixed assets, but also leads to the decline in the real estate business profits, increasing local government debt, and even financial crisis. Inventory problem is due to the excessive early development of real estate, further reason lies in the local government's financial dependence on land. Resolving this problem needs local governments and real estate companies to follow the scientific principles, encourage migrant workers to purchase houses, open up the channel between commercial housing and security housing and take appropriate marketing means.
