摘　　要：基于2015年上市公司财报数据,以盈利能力为尺度,选取40家房地产企业作为样本,使用数据包络分析的方法,对房地产行业的经营绩效进行分析,结果发现行业的规模效益依然存在,但是已经不再显著,行业的发展模式正处于明显的变革期;房地产企业的营运管理日趋成熟,在资源使用的宏观层面,已经能够基本做到资源的优化配置,但是行业在精细化管理、人力资源高效实用、管理者监督等方面需要进一步完善,优秀的管理团队是企业发展的重要保障。Based on the 2014 listed companies＇financial data, This article select a sample of 40 real estate com- panies, and use DEA to search the path for enhancing the real estate industry performance. The results showed that scale industry still exists, but is no longer significant, real estate enterprise operational management matures, whose development pattern is obvious change. The using of resources at the macro level, has been able to basically excel- lent. But industry fine management, human resource - efficient and practical aspects of supervision into managers need further improve. Thus, excellent management team is the important guarantee of enterprise development.
