摘 要:快速城镇化进程中地价信号对城市开发与房地产市场具有重要影响。地价信号是在特定规则下竞价人依据不同的信息、策略、经验,进行多次博弈的结果,受三方面因素的影响。地价信号对于周边项目、区域甚至整个城市房地产市场的量价产生冲击效应,且能够对购地企业产生影响。可以从三个方面进行探索:一是需要形成一套科学的地价信号定义、测量与描述方法,量化地价信号强度;二是构建地价信号发现过程的博弈分析框架,对竞拍人数量、市场情绪、出让规则等影响纳入模型,分析土地竞拍价格发现过程;三是探索地价信号发现中决定要素的作用过程与边际效应,识别影响因素的作用机理。The purpose of this paper is to review the signal discovery process and effects on urban land prices, and prospect for the future research trend. Methods employed are documentary data analysis and comparative analysis. The results indicate that land prices' signal is discovered under the game rules with special information, strategies, and experiences. There are three kinds of factors which would affect the prices'signal, institutional factors, market factors and land characteristics. The prices' signal would give a shock on the real estate market and enterprises. It is concluded that more research should be done to discover the process and effects of prices' signal, which is benefit to promote urban smart growth and real estate market stability
