摘  要:当前学术界对中国房地产市场的属性及其引发的社会问题还缺乏理性的、科学的探究。从城市社会变迁的视角,我们必须认识到房地产市场的结构性问题对社会阶层分化所起的重要作用;从"空间正义与公平"的角度,我们也可以发现,房地产市场有着特殊的社会属性,有着其他一般商品所不具有的社会公平属性、空间唯一性和资本增值性。消费者在购买房地产商品的时候不仅满足了其居住需求,更是将社会关系和生活方式"嵌入"其中,房地产市场不仅提供了居住空间,更提供了市民社会空间。在房地产市场和土地经济发展过程中,政府如何"站位",防止市场经济"无形的手"在没有合理政策的引导下变成"无情的手"尤为重要。我们必须终结急功近利的传统房地产理论与政策,推进空间公平与正义的发展。There is lack of rational and scientific exploration of the attribute of Chinese real estate market and social problem roused by this market in present academic circle. The important role of structural issues of real estate market on social class differentiation should be recognized through the perspective of urban social transformation. The specific social attribute of real estate market should also be discovered as social fairness, spatial uniqueness and capital appreciation which cannot be found in other common commodities. Purchasing real estate could not only satisfy the consumer' s housing demand, but also "imbed" the social relations and life style, which means, real estate marker provide not only the dwelling space, but also civil social space. The "position" of the government preventing "invisible hands" of market economy from changing into "ruthless hands" is of great importance in the developing process of real estate market and agrarian economy. The traditional aggressive theory and policy in real estate market should be terminated in order to promote the development of social fairness and justice.
