摘 要:随着我国城市化水平的不断提高,城市轨道交通与房地产的关系越来越紧密。城市轨道交通与房地产开发相互关联、相互影响,两者的协调发展能够促进城市的健康、有序发展。然而,在现实中两者之间经常表现为不协调发展状态,这将影响到城市居民的生活方便度和社会经济的可持续发展。研究以武汉市为例,采用熵值法,建立起城市轨道交通与房地产开发的协调发展评价体系,研究城市轨道交通与房地产开发的协调发展水平,以期促进二者的协调发展。研究发现:武汉市城市轨道交通与房地产开发协调程度总体上呈现出不协调发展的态势,房地产开发超前于城市轨道交通,但随着经济的发展两者趋向协调并稳步向前发展。With the continuous development of China's urbanization,the urban rail transit and real estate are getting closer,both of which are interrelated with mutual influence.The coordinated development between the two can promote the healthy and orderly development of the city.However,in reality,a lack of coordination often occurs in between the states of development,which tends to impact to a degree the urban residents living and sustainable socio-economic development.This paper,taking Wuhan as an example,studies the coordinated development of urban rail transit and real estate development,with time as the parameter,in order to evaluate the extent of coordinated development in different periods,and to explore the future ways to develop coordination development between urban rail transit and real estate.
