摘　　要：本文以简要介绍城镇地价评估体系为契入点,从调整土地利用结构、显化土地资产及评估、凸现地价经济的杠杆作用以及为土地出让最低价标准和征收补偿标准提供依据等几个方面来阐述城镇地价评估体系在土地管理工作中的作用。With a brief introduction to the evaluation for urban land value as the breakthrough point, this paper expounds the role of the system in land management from several aspects, in-cluding adjusting the structure of land use, explicit land property and its evaluation, highlighting the leverage of land value econo-my, and providing a basis for the standards of the lowest price for land transfer and the standards of compensation for expropriation of land.
