摘　　要：基于我国人口老龄化严重、养老地产供需矛盾的现状,针对养老地产是融合了适老住宅服务性与商业地产盈利性、社会福利性与商业运营于一体的地产综合性产品,养老地产跨界联盟开发已成为房地产行业转型发展的重要方向。本文以养老地产跨界联盟开发模式为研究对象,在对养老产业价值链分析的基础上,借鉴国外养老地产开发经验,结合资源整合思想,并将协同创新理论运用其中,对开发过程中众多参与主体进行了系统分析。提出了产业共生视角下横向跨界联盟开发模式、价值链整合导向下的纵向一体化跨界联盟开发模式以及以"互联网+"作为平台要素的系统集成开发模式,以期对养老地产跨界联盟开发做出有价值的探索。Based on the current situation of serious aging population and the contradiction between supply and demand of pension real estate, for the special properties of the endowment real estate small profit, alliance development has become the development trend. This paper study the endowment rea estate alliance development model construction as the research object, on the basis of analyzing the pension industry value chain, using the experience of foreign endowment real estate development, combined with the idea of resource integration, applying cooperative theory, analyzed many participants systematically in the development process. Put forward the transversal cross-border alliance development model under the perspective of industrial symbiosis, vertical integration of cross-border alliance development model tinder the value chain integration and the system integration development model take ＂lnteruet＋＂ as the platform elements, in order to a valuable exploration for alliance development model construction of endowment real estate.
