摘  要:通过构建表征稀缺度的指标,从多级空间尺度分析了我国土地价格与土地稀缺度之间的关系,同时对我国土地价格是否符合霍特林法则进行了验证,并探讨了其空间差异性。结果显示:2001-2013年我国各地区的土地出让价格与土地稀缺度之间的关系基本符合倒N型曲线,其中经济发达、土地市场化程度较高地区的曲线拟合效果更好,且随着时间推移大多数地区收敛于第一个拐点附近;出让地价比区片地价更能反映土地的稀缺程度,土地市场化程度的提高有助于在土地价格中反映土地的稀缺性;2002-2014年我国的土地价格动态变化并不完全遵循霍特林法则,但土地市场发育程度的强化能够提升霍特林法则的适用性。By constructing an index to characterize the degree of land scarcity,this essay analyzes the relationship between land price and the scarcity degree of land resource from multiple spatial scale. Besides,this essay explores whether the change of land price in China is in accordance with Hotelling Rule and discusses its spatial difference. The results show that land price and the scarcity degree of land resource is basically consistent with inverted N- shaped curve in different places of China during 2001- 2013,that the curve fitting is better in which the economy is developed and the land market level is higher,and with the passage of time,most areas converge to the vicinity of the first turning point; that the price of land leased is better than the integrated land section price in reflecting the scarcity degree of land resource,and the improvement of marketability degree of land is helpful to the reflection of the land scarcity in the land price; and that the dynamic changes of the land price did not follow the Hotelling Rule completely in China during the period of 2002- 2014,but the improvement of marketability degree of land can enhance the applicability of Hotelling Rule.
