摘 要:文章将居民住房支付能力区分为首付能力和月付能力,编制了"首付+月付"式的住房支付能力复合指数,并解释了其几何意义,给出了"等支付能力线"的概念及其性质。讨论了首付比例和利率因素对该复合指数产生的边际影响,对2012年我国36个大中城市居民住房支付能力复合指数予以测算,发现大多数城市居民住房支付能力较低,且有明显地域差异。In this paper, the housing affordability is constituted by two stages, which are down payment affordability(DPA)and monthly payment affordability(MPA), and then we build an integrated index of housing affordability(ⅡHA) which is combined by down payment and monthly payment. We also give an explanation of the geometric meaning of the integrated index, and create a new concept called"Iso-affordability Line", it's character is given too. Furthermore, we demonstrate the marginal impact caused by down payment and interest rate to the integrated index. Next, we calculate the integrated housing affordability index of 36 large and middle-sized cities of China in 2012, it turns out that the housing affordability of most of these cities is low, and there are significant regional differences among the cities.
