摘　　要：随着农村宅基地价值的日益攀升,农村宅基地退出问题成为当今农村土地研究的主要热点之一。本文采用文献资料法,系统总结了近年来农村宅基地退出补偿机制研究取得的进展:(1)农村宅基地退出补偿方式研究;(2)农村宅基地退出补偿模式研究;(3)农村宅基地退出价值补偿测算研究方法;(4)农村宅基地退出补偿标准研究;(5)农户视角下农村宅基地退出补偿机制的农民意愿及其影响因素分析。提出了农村宅基地退出补偿机制进一步研究的建议:基于多视角、多领域、多方法、理论和实践相结合,加强对农村宅基地退出补偿机制的定量、多学科交叉融合研究,强化研究方法的集成创新,增强研究方法的科学性,并展望了未来的研究方向和重点。As the value of rural homestead increases, the issue of rural homestead exiting has become one of the main hot topics in respect of rural land researches at present. With the method of documentation, this paper has summarized systematically the progress of researches on the compensation mechanism for rural homestead exiting in recent years： （1） Research on compensation ways for rural homestead exiting; （2） Research on compensation modes for rural homestead exiting; （3） Research on compensation estimation methods for rural homestead exiting value; （4） Research on compensation criteria for rural homestead exiting; （5） Analysis of farmer willingness and its affecting factors for the compensation mechanism for rural homestead exiting from the perspective of farmers. This paper has put forward the suggestion of further researching the compensation mechanism for rural homestead exiting： Based on the multiple points of view, in various fields, with multiple methods and by combining theory and practice, the quantitative, multidisciplinary and combined researches on the compensation mechanism for rural homestead exiting should be enhanced, integration and innovation of the research methods should be reinforced, and the seientifieity of research methods should be strengthened, in order to control and master the direction and key points of research in the future.
