摘 要:房地产合作开发模式涉及多方利益主体,公平合理的利益分配方案可以促进各方相互协调配合,解决利益冲突,是合作项目成功运行的关键。基于合作对策问题的Shapley值求解方法,分析影响利益分配四种因素——努力程度、资金投入、无形资产、风险分摊,建立修正Shapley值的合作开发利益分配模型,并将模型应用到合作开发的工程实例中,验证其可行性和有效性。Real estate cooperative development model involves multi-stakeholder, the fair and reasonable distribution program of benefits can promote the coordination of all parties to solve the conflict of interest, which is the key to the successful operation of cooperative projects. Based on Shapley value method of solving cooperative game problem, the paper analyzes the four factors that affect the distribution of benefits - effort degree, capital investment, intangible assets and risk sharing, and sets up the modified Shapley value method. Then, applies the model to the cooperative development of engineering examples to verify the feasibility and effectiveness.
