供给侧改革视角下绿色建筑运营优化激励研究

摘　　要：面对"供给侧改革"新常态,为改善我国绿色建筑运营阶段达不到"真绿"的现状,文章从绿色建筑运营阶段切入,首先总结了我国绿色建筑运营相关政策现状并分析了运营阶段相关主体,提出政府应该为对绿色建筑提供运营管理服务的物业管理企业进行直接激励;接着构建博弈模型,探讨政府与供给端的目标策略选择,研究表明:政府应根据绿色建筑星级为物业管理企业提供差异化的激励,以实现我国绿色建筑产业可持续发展。Under the guidance of Supply-side reform, in order to improve the actual operation effect of green building in China, this paper starts from the operation stage of green building, summarizes the current policies of green building operation and analyzes the principal parts in operation stage. The anthor holds the idea that government should incentive property management enterprises immediately which provide operational management service for green buildings. Then a game model has been built to discuss the choice of target between government and property management enterprises. It＇s shown that the government should provide different incentives for property management enterprises according to the green building rating, and achieve the sustainable development of green building industry in China.
