摘 要:我国住区建设发展迅速,但管理状况不容乐观,亟待开展业主集体行动方面的研究。对相关研究文献进行了梳理和评述,主要涉及业主集体行动的划分、困境及原因、影响因素以及困境的解决方案等方面。针对我国住区的特点,指出了大规模住区业主集体行动、典型住区业主集体行动的动态变化及政府部门对业主集体行动的影响等是今后应予关注的研究方向。这些研究有助于完善我国的物业管理机制,可望进一步丰富集体行动的相关理论。China' s residential areas develop rapidly and the management sittiation is not very optimistic, so the re- search on the owners' collective action is important and urgent. Lots of relative literatures are reviewed, involving the dilemma and reasons of the owners' collective action, the influence fac- tors and the solutions. Based on the characteristics of the resi- dential areas in China, the following topics are worth of further research, such as the owners' eolleetive action in large - scale residential areas, the dynamics owners' eolleetive action in typi- cal residential areas and the impacts of the government on the owners' collective action. These studies should shed light on both the mechanism of property management and collective ac- tion theory.
